Gilbert, Summit, Pelion and the country west of Lake Murray are administratively Lexington County, with deeds at 212 South Lake Drive, probate at 205 East Main Street and delinquent taxes sold at Barr Road each November. Practically, though, they are a different market from the town of Lexington twenty-five minutes east. Out here you are usually on a well and a septic tank rather than public water and sewer, parcels come with acreage rather than lots, and a meaningful share of the land still sits on the agricultural use assessment that can trigger rollback taxes when it changes hands. Those three facts are why a Gilbert sale takes longer and falls through more often than the county's headline numbers suggest. The 29054 median runs around three hundred fifteen thousand at roughly forty-seven days to contract, but rural comparables are thin, so appraisals here are genuinely unpredictable in a way they are not inside a subdivision. That unpredictability is exactly why cash matters more in western Lexington County than it does in the county seat. We are not waiting on an appraiser to find three similar recent sales within a mile, because for a house on five acres off Jeter Road there frequently are not three.

The three offices that decide your timeline

Deeds. Lexington County Register of Deeds, 212 South Lake Drive, Suite 301, Lexington, SC 29072. Every transfer of Lexington County property is recorded here. Until it is recorded, it has not really happened.

Estates. Lexington County Probate Court, 205 East Main Street, Suite 134, Lexington, SC 29072. If the owner has died, this office appoints whoever has authority to sign. No appointment, no sale.

Delinquent taxes. The county's tax sale runs in November. If you are behind, that date sets your real deadline regardless of what anyone else tells you.

What the Lexington County market is actually doing

Around $315,000 median and roughly 47 days to contract (trailing 3 months to June 2026, Redfin ZIP 29054, retrieved 2026-09-05). Read that days-on-market number carefully: it is time to a signed contract, not time to money in your account. Financing, appraisal and repair negotiation come after it.

What slows sales down here

In our experience the three that recur in Lexington County are an estate nobody has opened, a deed on record that is a generation out of date, and a house that will not pass an appraisal because of the roof or the septic. All three are survivable. All three take longer than people expect, which is why it is worth starting before you are under pressure.
